Airbnb apartments. Reviews about Airbnb. What happened to AirBnB and why renting through Airbnb has become unprofitable. We study all the conditions for renting housing on AirBNB

Airbnb is a service that many avid travelers prefer to use today. What does he represent?

Offers rental services for private apartments, houses and other accommodation options around the world. In its database you can also find hostels, villas, guesthouses and even very exotic options like tents or wagons on a personal plot. The site offers a wide range of private accommodation at affordable prices (often lower than other well-known booking systems). The portal is especially convenient for self-booking - always fast, there are local versions for many languages, the mobile application is very convenient, there is a clear description of objects, many photos and traveler reviews.

This service is great for those who:
- want to save money on rent
– travels to another country for a long period (special, lower prices apply for a long period);
– prefers hotel accommodation to cozy apartments with a homely atmosphere;
- likes to communicate with local residents or is not averse to living in the family of the host.

In general, the interface of the service is very convenient and understandable, so you can easily navigate the site from the first minutes.

Inside view

So, any person who has registered on the site can rent or rent out their housing, earning on it. In this case, the Airbnb service acts as an intermediary and guarantor between the client and the landlord - all payments are made directly through the service using PayPal or payment by bank card.

The registration procedure is required for subsequent bookings. Add a photo to your account, write a few lines about yourself - this is all that is needed to confirm that you are a real person. Now you can go searching. To do this, enter the required information about the dates and destination, after which you will see a page with available options and a map with a mark of their location. The search can be limited using filters (price range, area, type of accommodation, etc.). By clicking on the option you are interested in, you will find a full description of this object, information about the owner and reviews of previous guests. It remains only to read, compare and choose the best option.

Booking nuances

When using the airbnb website, first of all, you should pay attention to objects with a large number of photos and the most realistic description. You should not book accommodation where only the view from the window or photos of local attractions are presented. Pay attention to the description: it should be as detailed as possible. If the owner has posted only a couple of lines about his accommodation, most likely you will not be able to expect detailed answers from him in further communication.

Trust those objects where there are already several reviews. Of course, if the object is quite fresh, but you like it, and the price and description are quite satisfactory, you can take a chance. If after arrival you find that the description is not true, you have 24 hours to contact the technical support of the site and tell about the current disputable situation. In this case and in a number of others (non-appearance of the owner, uncoordinated cancellation of the reservation), you can count on compensation for material damage from the administration of the portal. Certain guarantees exist for owners. Airbnb provides landlords with an impressive amount of theft protection. More information about the terms of compensation can be found on the website.

When choosing an object, you should also take into account the conditions of the reservation (flexible, moderate, strict, etc.). To avoid any surprises, please also note the need for a security deposit, cleaning fees and other stipulations.

So, after the choice is made, write to the owner to clarify all the details on the selected object. And only after solving all pressing issues, you can request a reservation. Keep in mind that airbnb rentals come with a mandatory service fee of around 10% of the total booking amount. After confirming the reservation by the owner of the apartment, you will receive an email with the contact details of the object, and the amount for the rent will be frozen on your card. Money will be transferred to the host only after 24 hours from the moment of your entry. During this time, if necessary, you can file a claim.

Here, in fact, is everything you need to know about the work of AirBNB in order to safely use its services. Have a nice trip and have a great holiday with this service!

I use Airbnb regularly. Very satisfied, especially profitable in expensive cities: Paris, Munich, Hong Kong. There are always good options, certainly better than tiny hotel rooms.

How did the price compare to hotels? As far as I have noticed, the site is not exactly cheap housing, rather an average level. Although, if compared, the apartment is larger in area, and the conditions are better and more pleasant.

- When all the hotels are busy for one reason or another, Airbnb oh, how it saves. And the price / comfort ratio is incomparable. It is very good to agree with the owner about a discount for a long time. And if you go with a large company, then in general you can find a great option.

“My first experience with airbnb was not entirely a failure. Found inexpensive housing by the sea. The price was so attractive that they did not even pay attention to the fact that there was not a single normal photo of the apartment itself, only some kind of surroundings. Yes, and with the reviews it is not clear what - obviously from friends. The hostess answered all my questions extremely briefly and too positively. Arriving at the place, it turned out that the studio was the size of a pantry, where even walking between the beds was problematic. There is a shortage of water, and a dump in the yard, it’s even scary to imagine. We immediately canceled the reservation, sent a complaint to airbnb, since the money was returned to the account. Before my next trips, I will think a hundred times before I decide to return to airbnb.

- And we used airbnb when we went to St. Petersburg for the New Year holidays. We exchanged contacts with the hostess, talked, we even got a discount. We arrived, had a great time, much cheaper than at the hotel due to the kitchen - this significantly reduced the cost of food. The service worked smoothly, thank you.

- We booked an apartment in Barcelona through airbnb, as the hotels there are unreasonably expensive. Even with the commission of the site it turned out cheaper. But I had to tinker - sometimes I came across realtors, sometimes the owners did not answer for a long time, sometimes they answer rather rudely ... But still they found a good apartment, and close to the center. The hostess answered right away, we wrote off, asked a ton of questions. She met us already at the apartment and even made a discount, since we decided to stay for a few more days. In fact, a good service, albeit with its own nuances, but still worth the risk.

– The problem with the site is that you need to book much in advance: you still have to wait until they confirm, refuse, or simply do not answer. Such an attempt to find an apartment in Amsterdam led to the fact that, as a result, we had to urgently look for a hotel, since almost none of the owners answered in time.

- The service is good for expensive cities or for a long time, when you can beg for a discount. And then with their commission runs hoo. If you are going for a couple of days, I would not contact you again.

– Normal site! Maybe I, of course, was lucky with the owner ... But I was satisfied, everything went without a single overlay. The owner is very friendly, he told us everything, he called us a taxi to the airport in advance at no extra charge. It cost a little less than 100 euros, given that we lived 10 minutes by metro from the center of Paris. We will definitely be back again and again!

– Well, for such a price you can rent any decent hotel with breakfast, all amenities and a view of the Louvre) If you are guided by such prices, then I don’t see any point in using Airbnb.

People from all over the world choose accommodation for their trips. Despite the constant struggle with local laws prohibiting short-term rentals, today the service offers more than 2 million options for comfortable overnight stays in more than 65,000 cities around the world. The convenience and comprehensiveness of the search, together with unique locations and affordable prices, has made renting a property easier than ever, whether you plan to spend time at someone's house in a spare room or rent an entire house.

However, the market for travel services is growing every year, which allows travel companies to develop even faster, occupying new niches and improving their services.

From a designer search service to online platforms for renting inclusive apartments, here are 9 worthy alternatives to the service Airbnb from the biggest players in the short term rental industry.

HomeAway

American service HomeAway was created 3 years before the advent Airbnb, and is today one of the main competitors to the Californian project. The company provides its users with more than 2 million housing options in 190 countries, which is comparable to the coverage Airbnb. To achieve this scale, the service year after year absorbed a number of small local companies in various countries, thanks to which today the project HomeAway powered by 50 different sites in 23 languages.

The company offers the widest range of properties for short-term rentals, including, in addition to standard accommodation, ship cabins, villas, castles and farmhouses.

It is curious that since December 2015 the service HomeAway acquired by a global travel company Expedia Inc., under whose wing other online projects from the travel industry are collected, such expedia.com , hotels.com , carrentals.com, and others.

Vacasa

Another American company Vacasa is not as big as Airbnb or homeaway, and offers a total of 7200+ holiday homes in the US, Europe, South and Central America. However, the main difference from the market leaders is that the company itself oversees the property it rents out and maintains a staff of about 1,000 employees to support the operation of real estate. This approach allows Vacasa maintain competitive rental prices for your home, while providing even more quality services to your customers.

Founded in the summer of 2016 in response to incidents of racism when trying to rent housing on Airbnb, company Innclusive is an online rental platform with a beautiful motto: “We are building a place where you can travel with respect, dignity and love regardless of race, sexuality, gender.”

The project is relatively new, so it does not provide many rental options. However, the company says it already covers more than 130 countries and will continue to work on expanding its service.

Offers on the site help parents figure out exactly how many people and what age can be accommodated in certain apartments, as well as provide a detailed description of the toys available, and other important little things for children.

The site is accompanied by a considerable amount of additional information that reveals the benefits of renting the chosen housing for both parents and their children.

Service Kid and Coe has 1000+ carefully selected properties in 50 different locations around the world, but is not one of the cheapest rental options.

homestay

If the decisive factor in the issue of renting a home for you is the price, we advise you to take the time to search for options using homestay. Traveling to different countries, most travelers stay in hotels, boarding houses or guesthouses. Since 2008, an excellent AirBNB service has appeared, where you can book a variety of affordable accommodation from private owners instead of hotels. Moreover, the choice of housing on the site was more colorful, informative and all over the world. Unfortunately, AirBNB changed for the worse and negative reviews about Airbnb come across more and more often. I was registered in this service almost from the very beginning and I have something to compare with.

For a long time, I liked renting apartments from private owners through AirBNB, so I was always happy to recommend this service to my friends. But the further, the service becomes worse and more expensive.

Now AirBNB is not always profitable and convenient for travelers, and I don’t want to recommend it anymore. I myself am almost completely, tk. many options for Airbnb apartments are now available on Booking and they are cheaper. But what I will use tomorrow - I do not know. I tried HomeAway and others - everything is not right, and most importantly, the choice is too small. I really like the idea of AirBNB, so I hope something similar will appear soon, but better, cheaper and without hidden fees - and I will definitely tell you about it (follow updates on FB and VK).

Airbnb taught us to think that you can book cheap apartments only through them. Alas, this is no longer the case. Before habitually booking something on Airbnb, google and look at the same option in other services - it will take a minute, and you can save almost twice (see example below).

Here I will tell you what has changed in Airbnb, and below you can read my old article about how it was once a really great service.

Important changes to Airbnb since 2018

What happened to Airbnb and why renting through them has become unprofitable and even risky:

  • Bookings canceled in Europe at the last moment - there is a risk of being left without a reservation at the height of the season.
Since 2018, renting a place through AirBnb has become risky - more and more reports that bookings began to be canceled at the last moment. This is due to the entry into force of new laws that apply to homeowners - this is mainly true for Europe and the United States. Most of the feedback about canceling bookings I met from the cities: Barcelona, Valencia, Lisbon, Amsterdam, New York, Singapore. However, Airbnb, instead of helping to solve this situation, shifted the entire responsibility to customers - get out how you want.
  • Booking through AirBnb is better not to apply for a visa
In connection with the previous paragraph, they may refuse to receive or give for a shorter period - this has begun to happen more and more often.
  • Airbnb support is useless.
This used to be the best support I have ever encountered. Now it’s even impossible to find where to contact support on the Airbnb website, e-mail and support phone are carefully hidden, and when you manage to get through not to automatic answers, but to a live person, they answer like robots and can’t help in any way.
Especially when your question is about tricks with payment on Airbnb - the support service starts to “turn on the fool” and pretend that they don’t understand what they are talking about at all. And the screenshots, they say, we don’t understand where you got it from ...
  • Removed prices from the calendar.
Previously, it was possible to look at the prices for each day in the calendar and select those days when it was cheaper, now this feature has been removed.
  • Hide the final price.
The price that you see on the main page may differ from the final one by 1.5 times! Guess for whose benefit?
Moreover, this does not seem to be an Airbnb scam, because. in the rules all this is somewhere and not to dig. They just learned to hide the final price so cleverly.
For example, we want to rent an apartment in Milan for 3 days (see the picture below) - on the main page of Airbnb the price is 53 euros per day:

And now carefully follow your hands with steps: on the next page they already write that 50 euros is super! But commissions are added, a total of 205. I wonder where the price of 53 on the main one came from?
At Step 3, the price for some reason turns into 206.36 and they write that this is a conversion fee. What's the conversion? From euro to euro?
And finally, in the end, we are recalculated in rubles and the total price becomes 213 euros for 3 days (on this day, the Central Bank exchange rate is 1 EUR = 73.90 RUB). How much did it end up in a day? (Answer below picture.)

Airbnb Pricing Focus - Follow the Steps

We believe: magically, 53 euros turns into 71 euros per day! By the way, it is not clear where did 53 come from? In general, if you look at the screenshot, there are still many questions for Airbnb…

Therefore, do not rush to book, first go to the payment page and compare this price with the price on other services - always compare the final price, not the intermediate one! You will be greatly surprised.

  • It became more expensive and Airbnb's hidden fees appeared.
The commission has increased: Airbnb now take 3% from the owner and 15% from the guest, as indicated on their website. In addition, many do not notice, but Airbnb does a forced currency conversion not in favor of the client, and this adds up to 3% more already at the final payment step. Total 21% - it's overkill! Therefore, I switched to Booking, where the commission is lower, and the price for the traveler is final and there are no hidden fees - the client is immediately on the first page.
Why Booking? Yes, because it is there that the same apartments with Airbnb are now presented, but at a better price. It seems that Airbnb has become unprofitable for apartment owners, as well. even the initial price for apartments has become higher than, for example, at Booking.com.
For example, here is the same apartment in Lisbon, which is listed on Airbnb and Booking (the links make it easy to compare from the photo that this is the same apartment). Let's compare prices for the same dates:

Total: 372 euros on Airbnb (no conversion fee, the exact price will be at the last step) versus 233 euros on Booking (final price).
If you pay with a ruble card, then in the end the Airbnb bill will be 28,449.04 rubles. at the rate of the Central Bank 1 EUR = 73.90 RUB. That is, the final price is 385 euros!!!

That is, the euro exchange rate in Airbnb is 76.47 rubles, which means that the extra charge is the same + 3% for conversion.
It would seem that for payment it is better to leave an account in the host's currency, but no - Airbnb forcibly converts it into the currency of your country that you indicated during registration, even if you pay with a card in euros, and you will find out only after payment (I wrote about this in their support with all the screenshots at each step of the booking process, because at each step the price changed, it seemed strange and decided to take screenshots, but they replied that they were a fool and chose the wrong currency, and the screenshots are not clear where I got these from ...). Interestingly, if the owner's currency is “tugriks” (for example, in Thailand), will there be a double conversion? Did not check. Well, Airbnb has found a great way to make money!

  • Airbnb absolutely don't give a damn about loyal users.
If they offer newbies promotions and discounts, then those who have been using the service for a long time only increase commissions every year. I think many people remember the 12% commission.

Why did Airbnb “spit” on their customers? Maybe Airbnb will come to their senses and turn back to face us, the customers? After all, there was a cool service and you can still occasionally find interesting options on Airbnb, but, alas, less and less ...

How AirBnb used to work

(Everything below was written in 2010 and is no longer relevant - I'll leave it for history)
My acquaintance with Airbnb happened by accident. In March, when planning a trip to, I could not book an inexpensive hotel there. Prices started at $100 and went into space. As a result, on the advice of a friend, I found myself an apartment on the 28th floor in the Bukit Batok metro area through AirBNB. For only $80, and with a great view from the window and a great pool. Although the owner was nominally present in the apartment, I practically did not intersect with him. For the first experience, I was more than satisfied - I managed and well imagined “how I would live here” :)

Do not confuse AirBNB rentals with couchsurfing. “Check-ins” through couchsurfing are free, but do not provide any privacy or comfort. Hotels, on the contrary, offer comfort, but at a high price. By the way, there are not as many hotels in some cities as you would like. That's why renting a home through AirBNB this is something in between - more comfortable than "fit-in", but cheaper than hotels.

Why do I like booking accommodation through AirBNB?

In the photo: a fully equipped apartment in Prague, for example, can be rented on AirBNB for 29 euros / day

1. Savings

AirBNB offers pleasant and well-equipped accommodation for less than hotels. This is especially true for fashionable, expensive and tourist cities such as Nice, Barcelona or. Book your accommodation through Airbnb on holidays, when the cost of all hotels jumps to heaven.

2. Hotels are not available everywhere

In the photo: when traveling, you can choose completely different and unusual types of accommodation

You can live in a variety of areas of cities, where there is simply no. Booking with AirBNB, a traveler can test a variety of housing formats: apartments in skyscrapers, typical apartments, detached villas, romantic attics and even yachts :) Moreover, there are options to get both a room in an apartment and rent the entire housing.

3. New impressions and interesting experience

To live a couple of days “like a local”, something like a “demo version” is a valuable experience and broadening one's horizons. A great way to appreciate the features of housing and the quality of local life, to feel like a “Barcelonian” or “Singaporean”. Especially useful if you are thinking about going to this country :)

4. Connect with new people

If you rent a room in an apartment, it is quite possible to improve your knowledge of a foreign language by communicating with the hosts. For example, to learn something about the locals, about real prices and the rules of life of this country and its inhabitants.

How to book accommodation through AirBNB

Register on AirBNB, fill in the contact details in your profile. In order to book good accommodation through AirBNB, you need to “like” potential hosts. Post your most friendly photo, write what kind of “white and fluffy” traveler you are and landlords will reach out to you :) By the way, landlords and tenants have their own personal ratings on AirBNB. What to look for when looking for accommodation on AirBNB

In the photo: first of all, we check the calendar and prices for the right days

First of all, check the calendar for free dates and prices for these days. Prices may change on different days of the week.

Having picked up an interesting housing option, we study the final price, living conditions and reviews of other guests.

When renting a house through AirBNB, you pay the actual price of the house + site commission + cleaning fee + guarantee amount (blocked/refundable)

In the photo: it is important to read all the conditions of residence

We study all the conditions for renting housing on AirBNB

The landlord usually specifies the following:

1. Type of accommodation: apartment (house) or room only
2. Number of guests (in this example 4). If there are more guests, an additional fee for each additional guest will work.
3. The amount of the security deposit (not always happens). This amount is blocked by AirBNB from your card in case of damage (in this example, 150 euros)
4. Cleaning fee. Sometimes the landlord writes more money for cleaning, thereby reducing the site commission for you (percentage of the daily price of the apartment)
5. Cancellation Penalties (Flexible, Moderate, Severe) - Be sure to read these terms and conditions when booking.
6. We study in the description what is in the apartment: parking, internet, washing machine, TV, etc.

If everything suits you, write a request to the host or just press the red “Book” button. Then wait for a response. Most landlords respond and confirm your request fairly quickly. Sometimes, however, sometimes they refuse.

If you see a lightning icon, then the apartment can be rented automatically, without waiting for the confirmation of the owner. So convenient.

Today I will talk about the service, which was created in 2008 and is gaining more and more popularity among travelers. Read also about our in Bangkok.

You will learn how to register and book accommodation on Airbnb, how to get a coupon with a $25 discount, and also tell you why the service is interesting and profitable.

What is Airbnb and how does it work?

Many travelers are already accustomed to accommodation booking systems, such as Booking or, where you can choose a hotel to your taste and budget in almost any country in the world. But hotels are not always the best option for accommodation - sometimes apartments and apartments are more convenient to rent. This is where Airbnb helps. Frankly, we have recently started booking accommodation through Airbnb, and now we will help you figure it out too.

Airbnb is home rentals around the world from apartment owners. Housing can be as separate rooms, houses, apartments, as well as interesting options, such as trailers, castles and islands. Now the system already has more than 34,000 cities in 190 countries.

It turns out that Airbnb acts as an intermediary between those who want to rent out their apartment, house or room and those who want to rent this housing. Naturally, the service takes a commission for such a bridge. For this fee, Airbnb comes with a financial guarantee against all sorts of trouble, where you can contact the 24-hour support center and get a refund or fix other issues if something went wrong.

What is interesting and profitable Airbnb?

  • The service is especially relevant for expensive cities such as Singapore, Paris, other capitals and large cities, where hotel prices bite. But you can rent an apartment in Airbnb for 20-40 dollars, and a decent level. For that kind of money in some cities, hotels offer only small rooms.
  • The possibility of live communication over a cup of tea with the owner, a conversation with which will help to get to know the country even deeper, to get interesting information.
  • It is especially beneficial to rent an apartment for a large company or a family with a child, when the presence of a kitchen and a separate space is very desirable. Per person, it often comes out cheaper than a hotel, even very decent apartments, the counterparts of which in hotels are very expensive.
  • Bookings on Airbnb are visa eligible, meaning you can provide a printout of your booking to the consulate
  • Interesting accommodation options, not the same type of chain hotels. For example, here.
