"Russian Seasons" (the old name of the residential complex "Sestroretsky Kurort") is an RBI project, within the framework of which the sanatorium is being reconstructed. The hospital is located in the Kurortny district on Maxim Gorky Street. Two houses, built in the early 60s, and one historic building are subject to renewal. The "Forest Corps" was opened at the end of the 19th-beginning of the 20th century, and was designed by the Austrian architect Siegfried Levi. The facades of the pre-revolutionary building will be preserved, and the buildings of the Soviet era will be rebuilt according to the plan of the Design Culture workshop.

The developer will transfer part of the proceeds from the sale to the repair of engineering networks of the sanatorium. The houses being restored will still remain part of the resort.

The company intends to enter the site in May 2017, and complete the construction in February 2020. Despite this, departments of the Sestroretsk hospital will continue to work in full mode next to the construction site.

Project

The medical and health center has 362 rooms with an area of ​​29-119 sq. m. Part of the apartments located on the ground floor will have access to the terraces. On the last 5th floor there are rooms with arches and lucarnes (an opening in the pitched roof).

The developer intends to sell the rooms to one investor in bulk - for their further leasing. If such an offer does not interest investors, the apartments will go to retail.

In addition to housing, there are two commercial premises on the ground floor - 48.7 and 141.7 square meters. Heated parking will be arranged under the buildings with an elevator to the room.

Place

IFC "Russian Seasons" is located 500 meters from the Gulf of Finland. From all sides the houses are surrounded by coniferous trees. The sanatorium is remote from developed areas, so you will have to go to cafes, cinemas and shopping centers by bus or train. A 5-minute walk from the railway platform Kurort, from where it takes 10 minutes to go to the city center.

The road to St. Petersburg will take half an hour by car. The nearest exit to Primorskoye Highway is 4 kilometers away.

Two buildings were built in the early 1960s, one of them has not been used for several years due to dilapidation. They will be disassembled and new ones will be built in the same dimensions. The third building, the destroyed historical Forest Building (in the past, the Forest Pavilion or "San Remo"), will also be restored to its previous volumes. The total area of ​​the buildings after reconstruction will be 40,000 sq.m, the area for sale will be more than 25,000 square meters. The project was developed by the specialists of Project Culture LLC, KGIOP approved it. Recently, the company received permission for reconstruction.

According to the president of the RBI holding Eduard Tiktinsky, this will be a kind of Life Wellness space, similar to resort and recreational projects in neighboring Finland. The buildings will have about 400 Wellness rooms ranging from 30 to 50 sq.m. The developer plans to sell them in bulk to one or more investors for rent. If "wholesalers" are not interested in the offer, the apartments will be offered at retail. Estimated cost: wholesale - 110,000 rubles per sq.m., retail - from 130,000 rubles / sq.m.

Reconstruction will begin in April-May 2017, at the same time they plan to open sales. Work will be completed by February 2020.

Mikhail Gorba, General Director of Sestroretsky Kurort Sanatorium JSC, said that the proceeds from the sale will first of all go to the reconstruction of engineering networks. “Construction works will practically not affect the work of the institution, the main and most spacious building built in 1978 functions as before. The reconstructed buildings cannot be considered as a separate project, they will be part of the resort. The owners of the premises will rent them out to those who come to us to relax or improve their health.” At the next stage, Mr. Gorba plans to reconstruct the Marine Corps, the Kursaal, as well as partially renovate the landscape gardening. According to him, the sanatorium is designed for 862 beds, it is visited by 12,000-15,000 people a year, the average annual load is kept at the level of 50-60%. Through renovation, Mikhail Gorba hopes to return the Sestroretsk Resort to its former glory.

A similar "recreational" project with apartments in the Kurortny district is now being implemented by Pioneer Group of Companies.

The Sestroretsk balneological resort was solemnly opened in June 1900 on the initiative of one of the leaders of the joint-stock company of the Primorskaya St. Petersburg-Sestroretsk Railway, Peter Avenarius (1843-1909). About 60 hectares (today - more than 52 hectares) were allocated to the society for the resort at the mouth of the Sestra River, on the shores of the Gulf of Finland. The opening of the resort was attended by the Minister of Agriculture and State Property A.S. Ermolov, Governor of St. Petersburg S.A. The health complex included Russia's largest indoor winter swimming pool, connected by a passage to the hospital. According to Eduard Tiktinsky, the volume of investments in the reconstruction of buildings with a total area of ​​40 thousand m2, as well as the creation of engineering networks for the entire sanatorium complex, will amount to 1.6 billion rubles. It is assumed that the useful area of ​​the project will be about 25 thousand m2, which corresponds to about 400 rooms. Tiktinsky stressed that the project will be implemented in partnership with the real estate seller, OJSC Sanatorium Sestroretsky Kurort, which will receive part of the renovated buildings or a share of their sale as a result. According to Eduard Tiktinsky, RBI is currently negotiating with several potential investors, who have already expressed their desire to buy a large share of the apartments in this project.It is also possible that some of the apartments will be sold on the open market.The price of real estate, according to Eduard Tiktinsky's preliminary estimate, will be 120-130 thousand rubles per 1 m2.All apartment owners will have free access to the medical infrastructure of the sanatorium It is also expected that on the first floors of the reconstructed buildings there will be offices for various medical services.

"The buyers of this property will be middle-class people. Those who take care of their health, or want to accommodate their elderly parents with all the conveniences," says Eduard Tiktinsky.

The name for the medical apart-hotel project has not yet been chosen. It is also not yet clear who and how will manage the facility.

In turn, the general director of the resort, Mikhail Gorba, said that the idea of ​​attracting a developer partner for the reconstruction of historical buildings was not spontaneous. "We hope that the reconstruction of historical buildings and beautification of the territory will allow the sanatorium to increase its competitiveness in the market. In particular, to attract an audience of compatriots who are now going to rest and be treated in the resorts of the Baltic States, Finland and the Czech Republic," he said.

Gorba noted that all work on the territory of the sanatorium will be weighed in parallel with its current activities. There are no plans to close the medical and residential buildings. Currently, they are loaded by 60% per year, about 15 thousand people rest in them annually. According to him, the RBI project in the future will increase the number of visitors to the sanatorium and its status in the market of tourism and medical services will grow. At the same time, Gorba stressed that the resort would continue to participate in the social programs of Smolny and host social groups of vacationers.

In Sestroretsk, the final stage of the destruction of the forest park of the sanatorium "Sestroretsk Kurort" has begun - this is how local residents and environmentalists call the "reconstruction" of the famous health resort. Construction is in full swing, the territory is fenced off, in some places bicycle paths are limited. Soon, walking will become difficult.

Developers, of course, assure that modern health centers will soon shine here, where everyone can go. Maybe. But here it is necessary to clarify - if, of course, these applicants have the money for this. And if the high fence customary for any elite place does not block the approaches to the coast of the Gulf of Finland. Because there are fears, and not unfounded, that in fact not a new resort will grow here, but an elite residential complex. Something like Rublyovka near Moscow - a place where everything will be not for ordinary people, but for moneybags.

The developer company bought out three unused buildings of the Sestroretsky Kurort sanatorium and a section of the park, after which it surrounded the site with a fence. Already in 2020, an elite residential complex will appear here. Investments in the project - more than one and a half billion rubles. The restructuring of 40% of the entire resort is officially called "reconstruction of dilapidated buildings" and "ennoblement of the territory."

The construction of housing in the resort is prohibited by law. The unique green area with relict pines can only be used for hotel or medical purposes. But 362 so-called lounge studios ranging from 29 to 119 square meters are already on sale.

Very soon, new settlers will appear here, and even earlier, for their convenience, the usual appearance of the resort will be changed. For example, an old spring will be filled up or surrounded by a fence. It is over this spring, according to another project, that a wooden “promenade” should pass. It will stretch along the embankment of the Sestra River - from the local cemetery to the mortuary. And some “art objects” will appear near the water itself.

The Smolny Property Relations Committee sees the development of the resort through a total restructuring of all the old Sestroretsk dachas. They want to demolish historical buildings and build new facilities within just two years. Avinarium has already received 70 million rubles from the budget for the design of facilities this year. The Property Relations Committee is asking for another billion by 2020. This amount raised questions in the Chamber of Control and Accounts and in the Legislative Assembly of St. Petersburg.

Local governments were not even informed at all that such a project exists, that it is being implemented at the budget expense, and that, according to various estimates, about a hundred million have already been disbursed this year, - says Deputy of the Legislative Assembly Alexander Khodosok.

The district administration confirmed that no one has really contacted them yet. Therefore, comments here are not ready to give. The company itself did not give any comments to journalists either.

The pride of the sanatorium in Sestroretsk is radon baths. There are similar ones in Germany and Switzerland. But only there are baths, and we have a whole pool. True, not everyone can afford to splash around in it - the services are not cheap. Wealthy tourists are very welcome here. And they build special zones for them ...

As for flows, you need to understand that there is a category of users who would like to relax in a homogeneous environment and we cannot blame them for this, because everyone wants and imagines leisure in their own way, - says Mikhail, General Director of the Sestroretsky Kurort sanatorium hump.

It is likely that soon for wealthy guests of the resort they will actually build separate entrances, create individual recreation areas and build luxury housing. On the site of the once national heritage, the boundaries of the new Sestroretsk - the category "for their own" - are already clearly emerging.

The transfer of some of the rooms to the ownership of the sanatorium is out of the question, however, the Sestroretsky Kurort "subsequently will be able to act as an operator of health and medical services for the ultimate owner of the facilities," the RBI press service said.

The expert emphasized that the success of sales will largely depend on two key factors. First, it is important for RBI to attract a high quality operator to manage the boarding houses. “This is a property for wealthy demanding consumers, so a mess in management will mean a lack of demand,” the expert clarifies. The second key success factor is the correct definition of the project work concept. In particular, we are talking about defining a package of services that customers can use free of charge. “If the buyer does not find the procedures he needs in the free list, he will consider it inappropriate to invest in such a center,” says K. Kovalev.

The resort area of ​​St. Petersburg is becoming less and less accessible to the residents of St. Petersburg, Boris Vishnevsky, a member of the St. Petersburg parliament, believes. As an example, he cites the Sestroretsk Resort, which was previously a unique recreation and treatment area for citizens, and now it is actually losing this status, turning into an elite development area.
