And they are all located in the forest. Not nearby, not on the border, but directly under the trees. In order not to delay for a long time, I propose to take a look at the scheme of the village proposed by the site. The plan is superimposed on a satellite image, which confirms that the forest in this place, in fact, exists.

The site is not elaborate, does not shine modern design, but it is simply and clearly tailored. Even a child can understand its navigation. In addition to the master plan, there are laid out: a full price list for the plots, a concise description of the project, terms of sale, cadastral documents for allotments and a map of directions from Moscow. There are contacts of the seller, photographs from the site and projects of houses that are proposed to be built in Khvoiny.

But what kind of village is this, Pervaya Alekseevka? More than once or twice, driving nearby along a small concrete ring, I never even thought that the narrow asphalt road that goes south of the highway leads anywhere but to some abandoned cowsheds or the ruins of the MTS. I remember on the left along the path behind a narrow forest belt - a field stretches on which something is planted every year, behind it the forest is thicker and, in fact, that's it. A couple of seconds and the exit is over. Forgotten. But it turns out that there is a whole village hiding in the greenery.

I went to the Internet help desk and this is what I found out. The village of Pervaya Alekseevka is located 58 kilometers northeast of the center of Moscow and 28 kilometers northeast of Shchelkovo. 4 km northwest of the rural settlement of Ogudnevo, near the village of Aksinino. In the immediate vicinity of the First Alekseevka is the source of the Pruzhenka River - the left tributary of the Vori River, which, in turn, is a tributary of the Klyazma. There are 4 streets in the village (Dachnaya, Krasnoflotskaya, Novaya and Pridorozhnaya), and another 12 gardening associations (SNT). Indigenous people, according to data for 2010, was 55 people.

But in ancient times Persha Alekseevka was populated much more densely than today. In the middle of the 19th century, it belonged to the staff captain Count Andrei Pavlovich Shuvalov and his brother, chamber junker Pyotr Pavlovich. The brothers never lived in First Alekseevka - either they fought, or they were engaged in state affairs, or they were treated abroad. However, the village did not fall into the rank of forgotten and abandoned. Here then 23 yards safely stayed, 104 male souls and 106 female souls of peasants. In 1886, during the industrial boom, Pervaya Alekseevka was transformed into a tiny industrial centre. For already 36 local households, there were 206 inhabitants, 2 silk and 1 canvas factory.

And now the First Alekseevka has become a place almost a dead end. All accessible civilization is located southeast - beyond the river Vorya. To the right are dense forests, to the left a river flows with a wide floodplain flooded in spring, in the south there are clusters of SNTs without a guarantee of free passage through their territories, and from the north the A-107 highway passes. True, at the same time, the village is connected by a regular bus service with the city of Fryazino and you can get here not only by your own car.

Plots in Khvoynoye are still being sold without a contract. But the project site offers customers the opportunity to conclude a contract for the construction of a frame house.

I didn’t see any specific numbers, and therefore, to expand information base decided to contact the seller. I called easily. We talked well, that is, kindly and with mutual interest.

I was told that the seller has the opportunity to build high-quality and relatively inexpensive frame cottages in the KP. Moreover, he plans to deliver a couple of these by the end of this year as showrooms. It will be a one-story 98-meter house and a two-story one, the parameters of which have not yet been determined.

So the first cottage with full interior and exterior decoration will cost 1,200,000 rubles. In my opinion, a perfectly acceptable proposal.

A warm house with decoration is, of course, great. Well, what about communications in the village? So now they are not there at all. The roads are cut, they are cut, nothing more. The upper part of the soil was removed and no backfilling was carried out. In the next 2019, it is planned to equip the intra-settlement drogs with a sand cushion and then lay reinforced concrete slabs on top of it. Familiar technology. This is how roads were made 60 years ago in remote military garrisons. And then they cursed for decades, changing broken car springs and straightening bent rims.

Electricity. It should appear in "Khvoyny" any day now. The contract with MOESK is concluded, technical specifications are received. If not in May, then in June electricians will arrive, they will install concrete poles and pull wires. Three phases of current with a power of 15 kW will be connected to the border of each section.

There will be no water supply to the plots and no domestic sewer lines to them. The owners of the forest plots will have to organize these two civilizational achievements themselves.

Moreover, as such, the village may also not exist. And there will be just plots as part of an existing village. Whether the owners want to unite in some kind of DNP or prefer to sail alone on the ocean of everyday problems is their deeply personal matter. Accordingly, the issues of organizing perimeter fencing, security, cleaning and garbage disposal, the construction of children's and sports grounds and bike paths disappear by themselves. In any case, the current owner of the forest imagines it this way.

Also, my interlocutor could not answer with 100% certainty whether it would be necessary to pay, and if necessary, how much, for cutting down trees, which, in any case, would have to be done by future owners in order to start construction on their site. After a little thought, he remembered that when cutting the road, a number of pine trees were cut down with deep regret. And for each such felling, a separate act was drawn up, and for each such trunk it was officially paid. How much exactly? He promised to send me a text message when he found out everything in detail.

He also confirmed the relevance of the prices in the price list of the project website and warned that if I were going to drive up to the village, it would be difficult for me to find pegs there indicating the boundaries of the plots. They were stuffed last fall by a surveyor, but most of the marks could not survive the winter. However, you should not worry about this, because all the markings will be recreated along with the installation of poles for power lines.

I refused the accompanying tour, deciding not to pull a person who, like me, would then have to go to the village all the way from Moscow. We agreed that if there were questions on the spot, I would call him.
